Officer Next Door: This program helps make this goal a reality by making home ownership faster and more affordable for Law Enforcement Officers. A full time police officer can get a 50% discount on HUD-owned, one family home in a designated Revitalization Area.

To make a HUD home even more affordable a Law Enforcement Officer can apply for an FHA mortgage with a down payment of only $100.00

Teach Next Door: The teacher next door program is designed to further this goal by encouraging teachers to buy homes in low and moderate-income neighborhoods.

The teacher next door program is open to any state-certified classroom teach or administrator in grades K-12 who are employed full-time by a public school, private school or federal, state, county or city educational agency. Teachers must buy within the boundaries of their school system, and be in good standing with their employer.

If qualified a teacher can get a 50% discount on HUD-owned, one family home in a designated Revitalization Area.

Teacher Next Door is a similar HUD program for Revitalization Areas. If a married couple is eligible under both the Teacher Next Door and Officer Next Door Programs, they can only buy a HUD home under one of the programs.

HUD requires that the buyer sign a second mortgage & note for the discount amount. No interest or payments are required on this "silent second" provided the buyer fulfills the three-year occupancy requirement.

Because the demand for these homes is greater then the supply, the "winning bid"  is determined through a "lottery."

These homes may need major repairs. The FHA 203(k) mortgage program is one vehicle for financing the purchase and repair costs into one loan. More information
